RULES


Application

Prior to camping with us, we ask that you fill out an application. Applying (to include the completion of background checks) does not guarantee acceptance.


Background Checks

We will perform background checks on all applicants 18 years old and older. There is a $25 charge for each background check, and it is nonrefundable.


Waiting List

If we do not currently have a site available (which we will disclose to you prior to accepting the application), we will ask for a $200 deposit to hold your name on the waiting list. This deposit is non-refundable unless we deny your application based on information obtained in the background check.

Additional Children $300

Seasonal rates include up to 2 adults and all dependent children under 18 years old who belong to those adults. If the adults do not have any underaged children, we can include up to 3 grandchildren under the age of 18 at no additional cost. For all non-dependent children (nieces, nephews, cousins, friends) you must add them to the contract (at the rates listed above) or pay the visitor fees upon arrival (see Visitors for more details).

Once a child turns 18 years old, that child will be an adult on the following contract renewal (and assessed the appropriate fees for having an additional adult on the contract). If you would like that child removed from the next contract, please let us know in advance.

There is also a one-time refundable security deposit of $500. This ensures that you will remove all property from the site prior to your departure. We will also refund the deposit should you sell the trailer on site and the new owners sign a new contract with us.



Contracts

NH Statue 216-I:1 VII Recreation campground or camping park not for permanent year-round residency . This means that Friendly Beaver Campground is a place of recreation only and you cannot use it as a place of residency. Simply put, we do not allow anyone to live on the campground.


Winter Camping

During the winter months (when we turn the water off to most sites), camping should generally be limited to weekends, holidays and school vacations only. Anyone found to be using the campground excessively during the winter months could be construed as living here and may result in immediate contract cancellation. Please don t hesitate to reach out should you wish to make use of the site for an extended period in the winter.


Term

We rent seasonal sites for one full year at a time (example if you rent a site starting May 15th, your contract for that site will be good until May 15th the following year and will be known as your renewal date). We do not offer partial or pro-rated contracts. Monthly rentals may be available for shorter term stays but have much higher rates.


Payment Plans

We offer payment plans (Initial deposit + 8 equal monthly payments) for trailers that are under 15 years old. We will require payment in full for trailers that are 15 years old or older. We reserve the right to not offer payment plans on a case-by-case basis (such as when a camper is habitually late on payments or a less than favorable background check).


Late Fees

There will be a $25 per month, per payment charge for each payment that is late. The following are examples of how we calculate the charges

The first month you are late will be $25.00.

The second month you are late will be $50 if there are 2 missed payments or $25 if are still only missing a single payment. This is in addition to the amount charged for the first month.

The third month you are late will be $75 if there are 3 missed payments, $50 if there are only 2 missed payments or $25 if there is only a single payment missed. This is in addition to the amounts charged for the first month and second month.


Returned Checks

There will be a $35 fee for any check returned (along with any late fees if applicable).


Electronic Payments

Payments can be sent electronically via Zelle. The campground does not charge processing fee for this service (but there may be a fee through your financial institution, please check with them). Send payments to frontdesk@friendlybeaver.com and be sure to include your name and site number.


Automatic Payments

We do offer an auto-payment service (credit card fees may apply). We also allow postdated checks. If giving us postdated checks, please be sure to let the clerk know as such (so that the clerk does not accidentally process it).


Severance

We reserve the right to terminate a contract without cause. If asked to leave, we will provide a pro-rated refund if applicable once you remove the trailer and the site is clear.



Utilities


Water

We include water in the yearly fee. We turn the water off to most sites after Columbus Day (early October). We strongly recommended that you winterize your trailer (this is a service that we offer for an additional fee). We usually turn the water on in April when it is safe to do so. We will announce the exact dates for turning the water on and off in advance.


Septic

If your site has a septic connection, it must be hard piped between the trailer and the connection in the ground. We do not permit the use of a flex pipe or hose for extended periods. Should you notice any issues with the sewer (such as a backup from the ground), please contact the office immediately.


Septic Pump Outs

If your site does not have a septic connection, we will come pump the trailer out twice a week at no charge (during periods the water is on to the campground). These free pump outs will occur on Mondays and Fridays only. We also ask that you sign up in advance on each of those days (so that we are not pumping out an empty tank). You can only sign up for a single date at a time. Additional pump outs are available for a fee any other day of the week.

It is common for a tank to still show full after we have pumped it out. This could be due to an obstruction of the sensor (such as toilet paper). Please try and verify that the tank is still full (besides what the sensor may show) before calling about a potentially missed pump out.

It is against the law to dump any grey or black water on the ground. Doing so will be an immediate cause for expulsion.


Electric

You are responsible for the electricity. Most sites have an electric meter supplied by Eversource. It is your responsibility to have the meter turned on in your own name and pay applicable fees. Please see the office for details on how to get it connected.

We may have to bill you separately for the electricity (depending on the site). We use the same monthly meter fee and amount per kwh as billed by Eversource (We do not add additional service charges or fees). We will read the meters around the 15th of each month (We will email out the bills shortly after that). There is a $35 disconnection fee and a $35 reconnection fee if you wish to have the electric service stopped for a period (such as during the winter months). Please contact the office to have your electricity disconnected or reconnected.


Propane

We do not sell propane. Suburban Propane (603-673-2903) can provide a large tank and keep it filled. You are welcome to use other propane companies. Payment for these services is your responsibility.


Landline Phone Service

Most sites that have a sewer connection will have access to Consolidated Communications or Comcast for phone service. Payment for these services is your responsibility.

If your site does not have a sewer connection, you will not have a Consolidated Communications or Comcast connection.


Cable / Internet Service

All sites have access to Comcast for Cable and/or Internet services. Payment for these services is your responsibility. Please contact Comcast to arrange for installation.

We are phasing out satellite services including DirectTV, Dish and Starlink. We will not permit the installation of any new satellite dishes.


Campground Wi-Fi

We offer free Wi-Fi in the office/store, adult rec hall and children s rec hall. Please connect to the network BeaverSpotFree. Paid service is available through the campground for a fee through the BeaverSpot network as follows

We can offer discounts for multiple devices purchased at the yearly rate. Please see the office for details.



Registration / Property Tax

NH state law requires you to register your trailer and have a license plate attached. If you do not register your trailer, you will be subject to a property tax by the Town of New Boston. It is less expensive to register than to pay the property tax (especially if you have an attached screen room or shed as these will also be subject to the property tax).

If you live out of state, you are welcome to register here in New Boston as an out of state resident. If the trailer is from the year 2000 or newer, you will need the title to complete the registration. Older trailers simply require a bill of sale but will be subject to a VIN verification. As this is a small town, the clerk s office has limited hours and days they are open. As of January 1, 2023, they are open Monday and Tuesday 9am-4pm and Wednesday 12pm-7pm. They are closed Thursday Sunday.

We collect registrations in advance as a convenience for you (We are under no obligation to collect them). Please be sure to provide us with a copy of your registration renewals in a timely manner. Please contact the town hall for any issues with tax bills (such as receiving tax bill but having a valid registration that you did not turn in on time). We are unable to help once the tax bill is issued.



Insurance

You must maintain liability insurance on the trailer, or any other vehicle used on the property.



Mail

Please refrain from having any mail or packages sent here (including from Amazon). We simply don t have the capability of handling mail for 200+ seasonal campers. We will return all such mail. We can make exceptions for occasional deliveries (such as a shed, patio furniture). Please contact the office for authorization prior to making the purchase.



Renewals

We email renewals with current year pricing approximately 45 days in advance. If you choose not to renew with us, we require a full 30 days written notice (at which point we will make the site available for rental to other campers). Failure to give a full 30 days notice will result in the forfeiture of the security deposit as you are hindering us from being able to rent that site in a timely manner.



Selling Trailer on Site

If you intend to sell your trailer on site, please fill out the Intent to Sell form available in the office and turn it into us BEFORE listing it for sale. Failure to do so may result in us not offering the site to the new owner (they may have to move to a temporary site until a new permanent one is available).

Please remember that we will need to approve any applicants that wish to purchase your trailer and camp with us. This will require a background check and could take a couple of days to process. Although rare, please be prepared for the possibility of us having to deny them.

Provided you give us the above notice and we have approved the camper s application, the new owner is welcome to keep the trailer on that site provided they pay the appropriate site fees. Please keep in mind that the site fees for the new owner may be different (and more) than what you are currently paying. Please check with the office before quoting any fees as we will not be able to honor them if they are different.

The new owner will start a new 1-year contract commencing on the date of sale or completion of background checks (whichever is later). We do not transfer contracts (for example, if you have paid your contract in full and you have 3 months left on your contract, we will not assign those 3 months to the new owners). We will however pro-rate any overpayments you made when the new owner signs a contract with us, passes appropriate background checks and makes the required initial payment.

Should the new owner choose not to sign a contract with us, your contract will be due in full, with no refunds offered. You must pay all outstanding fees in full before removing the trailer from the site.



Site

Please ensure your site is clean and free of clutter (including behind/underneath the trailer or in hidden areas of the site). It must look and feel like a campsite, not a storage or party area.

Anything on the site (to include Decks, Screen Rooms, Sheds, Tables, Chairs, etc.) must be in good working order. We may ask that you remove anything in disrepair (to include Decks, Screen Rooms and Trailers).


Trailer

The trailer must be clean and in good repair. Please repair any damage or broken parts in a timely manner.

You may place a green or brown tarp (no blue tarps or any other color) on top of the trailer during the periods we turn the water off. Please remove all tarps as soon as we turn the water back on.


Vehicles

We do not allow you to store vehicles on the property. When leaving the campground, any vehicles you arrived with must also leave. Any exceptions must get prior approval in advance.


Boats

We do not allow you to store boats on your site. We do offer a storage area for a fee. See office for details.


Snowmobiles

We allow the storage of snowmobiles on your site from the first snowfall through April 1st. We do offer a storage area for snowmobiles for a fee. See snowmobile section below for policies on having a snowmobile on the campground.


Firepit

We do supply a standard firepit with the site. You may move the firepit with prior authorization from us only (we need to ensure that where you move it to is in a safe location).

If you would like to bring in your own firepit, we can remove the one that comes with the site. Please fill out a Building Permit in the office before installing a new firepit.


Picnic table

We do supply a standard picnic table with the site. Please let us know if you would like it removed or if there is any damage that needs repairing.


Stone

You are welcome to have crushed stone placed on your site at your cost. This is a service we offer, which includes spreading the stone on the site (see office for details).


Wood

NH law requires that all firewood be local to NH (The State of NH prohibits you from bringing in wood from other states).

You may have no more than a cord of wood on your site. Please ensure to stack the wood neatly. We do have a wood delivery service available (see office for details).

You may personally bring wood on property (provided it came from within the state of NH and it does not exceed cord total on site). We do not allow outside delivery of wood.

We do sell cords of wood for delivery. See office for details.

We do allow a green or brown tarp (no blue or any other color) to cover the wood all year long.

All wood must be cut, split and stacked upon delivery. We do not allow the storage of firewood in sizes that exceed the size of your firepit.


Decks / Screen Rooms

We do allow the construction of decks and screen rooms. You must obtain a permit before starting construction. Please fill out a Building Permit available in the office.

Decks and screen rooms can be no longer than the length of the trailer and no more than 9 out. Screens must be factory made. We do not allow glass windows on custom built porches. We do allow manufactured Florida rooms with glass.


Sheds

We do allow a single manufactured (plastic or metal) shed on the site, no larger than 8 x 10. No custom-built sheds. No sheds made of wood.

We will permit the supporting sheds internally with wood only (nothing exterior).

You may have a wood deck (no larger than the shed itself) under the shed.

Please be sure to fill out a Building Permit available in the office before installing the shed.


Pallets

We do not allow the storage or use of pallets on your site (to include using them as building material). Please do not bring them into the campground.


Popup Tents

We allow a single popup tent, no larger than 10 x 10 on the site. Please use the tent as a sitting area or shade. Do not use the tent for storage.

We would also allow a small canopy over a grill in addition to the larger popup tent (for the purpose of covering a grill only).


Fences

You must obtain advance approval for fencing. Please be sure to fill out a Building Permit available in the office before purchasing and installing fencing.

Fencing must be decorative in nature. We do not allow chicken wire or custom-built fences.

We do not allow Invisible fences for pets.


Other Structures

We do not allow any other permanent structures. If in doubt come talk to us or fill out a Building Permit available in the office.


Trees

Please refrain from cutting down or damaging any trees. This includes hanging anything with nails. Please secure hammocks or hanging lights in such a way that it does not damage the tree.


Signs

We do not allow Political signs.

We do not allow advertising signs (including for your own services).

We will allow a single For Sale sign for the purpose of selling the trailer, golf cart or shed (see Selling Goods & Services section).


Decorations

We highly encourage the decorating of your site. This can include lights, flowers, planters, and garden gnomes. Decorations should not be overbearing, clean, safe, and well maintained. There should be nothing offensive or inappropriate for children (campground s discretion).


Selling Goods & Services

We do not allow the selling of goods and services unless it is part of a campground organized activity (such as a campground wide yard sale). This includes posting anything owned and operated by Friendly Beaver Campground (such as bulletin boards or Facebook groups).

Exceptions

Friendly Beaver Yard Sale Group on Facebook. We will permit the selling of used items (single items or sets only, nothing in bulk).

Selling your trailer, shed or golf cart which is on site. We will permit a single For Sale sign on your site, on each bulletin board and on the Friendly Beaver Yard Sale Facebook group page.


Spring Cleaning

Every spring, we ask that you clean your site and be ready for the season. To enforce this, we require that you not connect the water up to your trailer until we have inspected and approved the site. You are welcome to use the water from the spicket to assist with the cleaning requirements below.

You must have the site cleaned and approved no later than May 1st. Failure to do so will result in your contract not being renewed for the following year.

You must have the following completed to have your site approved

Fully wash your trailer on all sides.

Rake all leaves, including behind and underneath the trailer. If you clean up the leaves before the weekend before Memorial Day Weekend, you are welcome to rake them to the edge of the road and we will pick them up. We can approve your site before we are able to pick them up.

Site must be clear of all clutter (including behind the trailer). Anything outside of the trailer or sheds must be everyday camping items (Chairs, table, firewood).

There must be hose. connected to the water spicket and accessible to the fire pit for extinguishing fires. This will require that you install a Y on the water spicket.

For sites with a sewer connection, it must be hard piped and painted brown.

Remove plastic or tarps installed for winter protection.

Remove structures for tip out and vent protection.

Once your site is ready, please let the office know so we can inspect the site. We will email you the approval status.


Winter Preparation

Installation of structures for tip out protection and tarps/trailer covers may be installed on or after Sept 15th of each year. These items must be removed by April 15th of the following year.


Winterizing

Winterizing your trailer is highly recommended before we turn the water off. This is a service we offer for a fee, and you must sign up before Columbus Day (early October). We are unable to guarantee service after Columbus Day.

We usually winterize the trailer a couple of days before we turn the water off. Signing up early will not result in us doing it early (unless you requested it, and we are able to do so). Please do not wait until the last minute because you do not want it done early. You will risk us not being able to perform it because you signed up too late. We must have our winterization list finalized by Columbus Day.


Snow Removal

We will plow and maintain the roads through the winter months. Snow on the site is your responsibility.

We do offer a snow plowing service which will ensure space for parking. We also offer a roof shoveling service to remove snow from the trailer and porch. Please see the office for details.



Golf Carts & Snowmobiles

The use of golf carts & snowmobiles has become a big part of camping. Although we do not want to hinder the use of them, our campers must understand that this comes at a huge risk to everyone. If not kept in check, a simple mistake can be a life-changing event. We have put these policies in place to promote a safe environment. Failure to follow them could result in the suspension of driving privileges or expulsion.


Who can operate Golf Carts?

We only allow seasonal campers to bring a golf cart on property. Only campers listed on a seasonal contract who are 16 years of age or older with a valid driver s license or over the age of 18 may drive a golf cart. Everyone else can be passengers only (including Visitors who are not on the contract).

Each person must be in a seat (seated), including children. Other than infants, nobody should be sitting on someone else s lap or standing while the cart is in motion.

Drivers and passengers ride at their own risk.

You may operate golf carts from 7am 2am only.

There must always be a leash on any pet you are transporting. Please be aware of safety risks should the pet get off the golf cart while it is in motion.


Who can operate Snowmobiles?

We only allow seasonal campers to bring a snowmobile on property. Only campers who are 16 years of age or older with a valid driver s license, 18 years old or older, or under 16 years old with a valid OHRV certificate (turned into the office) can operate a snowmobile. Everyone else can be passengers only (including Visitors who are not on the contract).

Occupants must always remain seated.

We require helmets and eye protection for everyone under 18 years old.

Drivers and passengers ride at their own risk.

You may operate snowmobiles from 10:00am 11:00 pm only.


Golf Cart Requirements

Golf carts must be electric. We do not allow gas powered golf carts.

Golf carts cannot have more than two rows of seats. Golf carts with a single row of seats may have utility cargo boxes on the back. Golf carts with two rows of seats cannot have a cargo box and the cart cannot have the ability to add a third row or cargo box.

Golf carts must have working headlights. Light bars and flashlights are not a substitute for headlights.

Brakes must be fully functional.

All parts must be in good working order.

We permit the use of lights other than headlights and taillights provided they are minimal and decorative in nature. High powered lights such as fog lights or light bars must be off while driving around the campground.


Operation

The speed limit of 5-mph still applies everywhere on property (including trails). Driver must have full control and refrain from erratic or unsafe behavior.

DUI laws for vehicles also apply to Golf Carts and Snowmobiles. You must never be under the influence of drugs or alcohol while driving. You can receive a DUI driving Golf Cart or Snowmobile while on the campground.

We do not permit open (alcoholic) containers on any vehicle by any driver or passenger. This includes mixed drinks in a cup. Strictly enforced.


Insurance

Before you operate a golf cart or snowmobile, you must submit to the office a certificate of insurance. The certificate must have the following

The name of the camper who is insured.

The specific golf cart or snowmobile that is insured including serial number or vin number.

Personal Injury, at least $50,000 per person / $100,000 per accident

Property Damage, at least $25,000 per accident

You must have listed Friendly Beaver Campground as an Additional Interest. This will ensure notification of any changes, renewals, or cancellations.


Identification

Clearly mark your site number on both sides of the Golf Cart Underneath the Driver s seat and the passenger s seat.

Numbers/Letters should be at least three inches high and must also be visible from a distance (campground s discretion).



ATVS

We do not allow anything other than a Golf Cart or Snowmobile. This includes three wheels, four wheelers and side by sides. If in doubt, please come ask.
